Buyers

Before buying a property

Read guide

Start with your full budget

Ask your lender about financing and plan for closing costs, moving and ongoing ownership expenses. A pre-approval is not a guarantee of financing for a particular property.

Compare more than the asking price

Record condition, location, recurring fees and questions from each viewing. Ask your lawyer and agent which inspections and document reviews fit the property.

Before signing

Understand representation, conditions, deposits, deadlines and inclusions. Have unclear terms explained before you commit.

Report issues clearly

Describe the issue, when it began and any relevant photos. Keep a dated record and use emergency services for immediate danger.

Use the appropriate process

Entry, rent changes, notices and ending a tenancy have specific rules. Check the current LTB instructions for your situation rather than relying on a generic letter.

Prepare before filing

Read the official form instructions and confirm the evidence, service steps, deadlines and fees that apply.

Understand an assignment opportunity

Read guide

Know what is being transferred

An assignment concerns a purchase agreement before closing. Review the original agreement and all amendments with a lawyer.

Separate the numbers

Clarify original price, deposits, assignment consideration, remaining builder balance, fees, taxes and adjustments. Do not assume the advertised price is the cash due immediately.

Check authority and consent

Confirm the purchaser, representative authority, advertising permissions and any required builder consent. MNSKEY review does not guarantee legal eligibility.
